How these numbers are built

  • Asking prices, not sale prices. Thailand has no open register of transaction values, so no one can publish deed-based medians for Phuket. Every figure here is what a villa was being offered at.
  • The luxury segment.Villas and houses from ฿10M to buy and ฿80,000 a month to rent — the same floor the rest of this site applies, so the index can never contradict the counters on a district page. Condos and apartments are excluded.
  • Available at the time. Reserved and let properties are left out; their prices are already historic.
  • Long-term rent. Monthly asking rent on leases of six to twelve months, not holiday-let nightly rates, which run several times higher.
  • Medians, not averages. The median is the middle listing, printed as it stands rather than interpolated. One ฿400M estate cannot move it.
  • Yields are paired per villa.Each property that is offered both ways gives its own rent × 12 ÷ its own asking price; the district figure is the median of those. Dividing a district’s median rent by its median price would compare two different sets of villas and read high.
  • Gross, not net. Nothing is deducted for management, maintenance, common-area fees, vacancy or tax. A realistic net for a managed Phuket villa runs meaningfully below the gross figure.
  • One agency’s book.This is ZEN’s catalogue, not the whole island. It is a large sample of the luxury segment, and it is the sample we can vouch for line by line.
