Five houses on our books earn their keep twice: they are for sale, and the same owner is letting them on a twelve-month term. That means both numbers are public — what the villa costs and what it rents for — so you can do the arithmetic yourself on the listing page. These are the five where that arithmetic comes out highest this month.
Three are in Bang Tao, on the west coast. Two are in Rawai, at the southern tip. They run from ฿11,000,000 to ฿39,900,000.
Bang Tao
Six kilometres of firm sand with the Laguna lagoon complex behind it, and a daily loop that runs inland rather than along the beach: coffee and school drop-off in Cherng Talay, groceries at Boat Avenue or Porto de Phuket, the beach clubs at the end of the afternoon. It is the part of Phuket with the deepest long-stay tenant pool, which is why the rents here hold up.
1. Three-bedroom pool villa, Bang Tao — ฿22,000,000
The smallest footprint in this list and the highest return on it. Three bedrooms and three bathrooms across 230 square metres, a full-height glass living pavilion opening onto the pool, and a compact 270 square metre plot — no land you have to pay a gardener to look after. It asks ฿350,000 a month against ฿22,000,000 to buy, which is 19.1% gross.
That rent is more than double the Bang Tao three-bedroom median, so the first question to ask is how long the house has let at it and to whom. We will tell you what we know.
2. Four-bedroom villa, Bang Tao — ฿39,900,000
The largest house here and the one that looks the part: 600 square metres of building on a 1,200 square metre plot, four bedrooms and four bathrooms, a black island kitchen, and a pool the length of the terrace. Five minutes from Boat Avenue, ten from Blue Tree.
฿600,000 a month against ฿39,900,000 — 18.0% gross. Bigger rents exist on our books, but they sit on houses priced three and four times this one.
3. Three-plus-one bedroom villa, Ban Don — ฿24,000,000
Ban Don is the inland side of Bang Tao — the same supermarkets and the same Friday night market, without the beach-road premium. HeadStart's Cherngtalay campus is close, which is what fills a house like this with a family on a two-year posting rather than a six-week holiday let.
Three bedrooms plus a study, five bathrooms, a raised pool with a pergola bar. ฿350,000 a month against ฿24,000,000 — 17.5% gross.
Rawai
The southern tip, and the part of the island that still feels lived-in. The waterfront is a working one — longtail boats in the shallows, the seafood market where you pick your fish at the stall and carry it next door to be cooked. Nai Harn, the beach residents actually swim at, is two minutes over the hill. Prices per square metre are the lowest of any district we rank, which is why the entry ticket here is ฿11,000,000 rather than ฿22,000,000.
4. Two-bedroom pool villa, Rawai — ฿11,000,000
The cheapest way into this list. Two bedrooms and two bathrooms, 129 square metres in a modern compound, a private pool with a jacuzzi and an outdoor kitchen, fully furnished. The schools are in Rawai itself and Mixxmall is on the beachfront.
฿120,000 a month against ฿11,000,000 — 13.1% gross. A small house let well beats a large one let badly, and this is the clearest example of it on our books.
5. Three-bedroom villa, Rawai — ฿14,500,000
The most house per baht in the list: 357 square metres of building on a 250 square metre plot, so it goes up rather than out — three bedrooms, four bathrooms, a glass-walled room on the first floor over the pool. Heavily finished in marble, and furnished.
฿150,000 a month against ฿14,500,000 — 12.4% gross.

Every rent above is the owner's own published asking rent on a twelve-month term, over that villa's own asking price — both figures are on the listing page, dated 9 October 2026. They are asking figures, not achieved ones, and they are gross: estate fees, management, maintenance, insurance, the annual land and building tax and any empty months come out before anything reaches you. The land title matters more than any of it, and we will put that in front of you before the yield.
