Start with the disclosure, because it decides how you should read the rest. ZEN Real Property publishes this page, we sell property in Phuket, and we have put ourselves at number one. That is a choice, not a score. Nothing below ranks these ten against each other on a measured criterion — we are not going to pretend we marked our own homework and came first.
What the list does do is tell you what each of these places actually is, taken from its own published pages on 7 October 2026, so you can work out which ones are worth your time. That turns out to matter more than any ranking, because several of the obvious alternatives to FazWaz are not alternatives at all.
First: what FazWaz is
FazWaz describes itself on its own About page as a technology-driven platform providing "comprehensive brokerage services". That is the thing to understand before you look for alternatives to it. It is not a neutral noticeboard where agencies advertise — it is a brokerage with its own agents, and its listing pages say so plainly: one of them is headed "We know our inventory best."
Its paid tier, FazWaz Premium, offers a seller priority visibility "across FazWaz and all major property portals in Thailand". Hold onto that sentence. It is the reason the next section exists.
Three of the obvious alternatives are the same group
Go looking for alternatives to FazWaz and you will land on Dot Property and Thailand-Property within about two clicks. Thailand-Property's own footer settles what they are to each other: under a heading for the Dot Property Group it lists Dot Property International, Homes Thailand, Dot Expo — and FazWaz. The page's copyright line reads "© Copyright 2026 by Dot Property Co., Ltd." Thailand-Property's pages also carry FazWaz agent-recruitment links tagged with thailand-property.com as the source.
We are not going to characterise the corporate structure beyond what those pages show, because that is all we can see. But for a buyer the practical consequence is firm: switching from FazWaz to Dot Property or Thailand-Property is not switching publisher.
Which makes the headline counts worth a look.

A 2.6-fold spread between the largest and smallest of three related sites, on the same search, on the same morning. There is one more wrinkle worth recording without reading anything into it: on FazWaz's Phuket villa page, the sub-area counts shown beside the total — Thalang 3,895, Phuket Town 2,513, Kathu 563 — add up to 6,971 against a stated island total of 4,120.
A headline count is a marketing number, not an inventory. Ours is small and we would rather say why than inflate it: 601 is villas only, on our own book, each one we have taken an instruction on. We do not list condominiums at all.
The ten
Each description comes from that organisation's own published pages, checked 7 October 2026.
- ZEN Real Property — us. An independent Phuket agency. On 7 October 2026 our public book held 2,578 priced, available listings across 14 districts: 601 villas for sale, 1,556 villas for long-term rent. Villas and houses only, no condominiums. Our commission is contracted with the seller, so a buyer pays us nothing. Best for: landed property in Phuket specifically, and for a named person answering you.
- PropertyScout — founded in 2020, and the clearest statement of model of any of them: it markets through "our own agents or our co-agent partners". Its own figures claim more than 200,000 properties marketed and over 200 staff. Nationwide rather than Phuket-first. Best for: rentals, and anyone who wants a transaction platform rather than a noticeboard.
- DDproperty — established 2007, part of the PropertyGuru network. Its About page claims over 145,000 listings, 1.5 million visits a month and 100,000 members, and calls itself the number one property portal in Thailand. Note that the page is undated and reads as though it has not been revised in some years, so treat the figures as the site's own claim rather than a current measurement. Best for: the Thai domestic market and Bangkok condominiums.
- Dot Property — the largest Phuket villa count of the four we measured, at 7,110, and 20,342 Phuket properties for sale of all types. Good filters, deep coverage. Best for: casting the widest net — provided you know it is the same publisher as two others on this list.
- Thailand-Property — the same group again, aimed at foreign buyers, with sections for Bangkok, Chiang Mai, Phuket, Pattaya, Koh Samui and Hua Hin. Returned 2,742 Phuket villas. Best for: a second view of the same inventory, in English, laid out for someone buying from abroad.
- Hipflat — an aggregator with a long-standing Thailand price-data section. We could not check it: it returned an access-denied page to us on 7 October 2026, from an ordinary browser as well as a script. Rather than describe a site we could not open, we are leaving this entry at that. Best for: unknown, on today's evidence.
- Siam Real Estate — a Phuket agency, based in Rawai, which says it was founded in 2003 by Richard Lusted and describes itself as the first or one of the first brokers in Thailand. A member of the National Association of Realtors since 2005. Offers support in eight languages. Best for: buyers who want a long-established island firm with a physical office.
- Lazudi — a national agency covering Bangkok, Phuket, Pattaya, Hua Hin, Koh Samui, Koh Phangan and Krabi, with sale, rental, new-homes, commercial and holiday-let arms. Positions itself as "local with global reach". Best for: someone comparing Phuket against other Thai markets before committing.
- The Thaiger, property section — not a listings site. A newsroom covering Thai property with market data and buying guides, updated weekly, including coverage of transfer fees, foreign ownership quotas and regional price movement. Best for: reading before you search, not searching.
- Facebook groups and Marketplace — where a large share of Phuket long-term rental is actually transacted, directly between owners and tenants, and the only channel on this list with no listing standards at all. Prices can be lower because nobody is paying for marketing. Deposit fraud is a real risk and nothing is verified. Best for: rentals, if you will view in person and part with nothing before you do.
How to actually choose
- Buying a villa in Phuket. Use two portals from different publishers, not two from the same one, then go to an agency that holds the instruction. A listing on four sites is one house.
- Renting long term. Portals understate this market badly. Agencies and Facebook groups carry more of it, and the asking rents differ.
- Researching before you commit. Editorial first. A portal cannot tell you what the transfer taxes will be; we have written that out in full.
- Selling. Ask what the fee is and who pays it before you sign anything exclusive. We set out how the owner-direct route compares separately.
What we are not claiming
We have not measured service quality, speed of reply, or whether any of these firms does right by its clients. We have no basis for that and neither does anyone publishing a scored ranking of them. We have not tested their listings for accuracy. And we have put ourselves first on a page we publish — which is exactly as much endorsement as that is worth.
