Ten Phuket villas and houses asking under ฿33,500 per square metre of building, less than half the ฿70,600 middle of the 604 on our books on 23 October 2026. From ฿6,500,000 in Rawai to ฿26,500,000 in Pa Klok, with photographs of each.

The cheapest villa in Phuket is rarely the best value. A ฿9,000,000 house with 150 square metres of building costs more for what you get than a ฿14,000,000 house with 500. So this list ranks the other way: by what each house asks for every square metre of building, lowest first.

On 23 October 2026 we had 604 villas and houses for sale with a published price and at least 150 square metres of built area. The middle of them asks ฿70,600 a square metre. Every house below asks less than half of that. It ranks what is publicly listed with us, not every house on the island, on asking prices; we left out listings whose own description did not confirm the built area, and one that is a hotel business rather than a home. Land, title, finish and condition are not in the arithmetic — that is what the viewing is for.

Six of the ten are in the south, in Rawai and Chalong, where the middle asking price is ฿62,400 and ฿56,600 a square metre, against ฿81,800 in Bang Tao. If you are looking at the other end of the market, there is our list of the ten most expensive villas.

#1 · Four-bedroom garden house, Ko Kaeo — ฿14,700,000 · ฿26,250 per sq m

The cheapest square metre on this list is not in a new estate. It is a large tropical-classic family house on the inland east side of the island, in a quiet corner of Ko Kaeo where the trees have had time to grow. Pitched roofs, high ceilings, a double-height living room with a timber staircase, a home office, walk-in wardrobes and a garden that wraps the whole house. It is furnished.

Ko Kaeo is where the school run brings you in the morning: the listing puts British International School five kilometres away and HeadStart seven, with IKEA and Central Festival a short drive. The beach is a drive, not a walk. That is the trade, and it is why 560 square metres asks ฿14,700,000 — ฿26,250 a square metre, a little over a third of the middle of our book.

#2 · King Masatit 6 house, Rawai — ฿6,500,000 · ฿29,545 per sq m

The lowest ticket on this list, and the only one in a townhouse community: a two-storey home in King Masatit 6, a gated community of modern townhouses in Rawai, each with its own parking and garden. Completed in August 2024, it has four bedrooms each with its own bathroom, an island kitchen, smart-home wiring and solar panels on the roof. It comes furnished.

Rawai is the southern tip, where the waterfront is still a working one and Nai Harn, the beach residents actually swim at, is a short drive over the hill. ฿6,500,000 for 220 square metres is ฿29,545 a square metre, and the lowest price for a four-bedroom house on our sale book.

#3 · Wichit Village pool villa, Thalang — ฿11,900,000 · ฿29,750 per sq m

A new two-storey pool villa in Wichit Village, a gated estate a few minutes from the Heroines Monument and Robinson Thalang — central Phuket, filed under Pa Klok on our book. Four bedrooms and five bathrooms across 400 square metres, a 4 by 7 metre pool, an outdoor kitchen and barbecue area, a covered garage and a built-in kitchen with Häfele appliances.

฿11,900,000, which is ฿29,750 a square metre. Every image on the listing is a visualisation rather than a photograph, so the first question is what stage the house is at and when you could move in. Ask us and we will find out.

#4 · New four-bedroom pool villa, Chalong — ฿13,900,000 · ฿30,617 per sq m

Newly completed, in an enclosed neighbourhood near Chalong town. Four bedrooms across two storeys, 454 square metres of building — high ceilings, a bright hall with a floating staircase, a courtyard with a skylight and a water feature, a private pool beside the garden, covered parking for two cars and six air-conditioning units already fitted.

Chalong is the junction the whole south of the island turns through: the pier for the island boats, the fresh market by the circle, Robinson Lifestyle for everything else. You drive to the beach. ฿13,900,000 — ฿30,617 a square metre.

#5 · Three-level sea-view villa, Rawai — ฿11,500,000 · ฿31,421 per sq m

Two bedrooms is not usually where the space is, but this house goes up rather than out: three levels and 366 square metres on a 216 square metre plot. Both bedrooms are en suite with their own balconies; there is a pool with a built-in jacuzzi, a garage with laundry and storage, and a rooftop terrace with a covered pavilion and bar that looks across the valley towards the Andaman.

The listing puts Rawai Beach and Sai Yuan five minutes away and Nai Harn and Ya Nui under ten. ฿11,500,000 — ฿31,421 a square metre. A couple's house with room to entertain, rather than a family house.

#6 · Baan Pon villa on 972 sq m, Bang Tao — ฿13,900,000 · ฿32,176 per sq m

The only house on the list in the Bang Tao district, on 972 square metres of plot in Baan Pon, a rural pocket of the same district set back from the beach road. Four bedrooms, four bathrooms, two dressing rooms, an island kitchen opening onto the terrace, and a 12-metre pool running the length of the garden. The listing states there is no central fee.

Ten minutes to Villa Market, fifteen to Bang Tao Beach, according to the listing. ฿13,900,000 is the price to decorate the house yourself — ฿32,176 a square metre on 432 square metres. The same listing offers it fully decorated for ฿16,900,000, which would not make this list.

#7 · Garden villa on 1,550 sq m, Pa Klok — ฿26,500,000 · ฿32,317 per sq m

The biggest house on this list by a distance: 820 square metres on 1,550 square metres of land on the east coast, behind a private road, a fence, an automatic gate and cameras. The garden is planted with fruit trees — banana, mango, papaya, coconut, durian — and there is a private basketball court, a 4 by 8 metre saltwater pool, a three-car garage and three storerooms. Four bedrooms, four bathrooms.

Pa Klok is the quiet north-east of the island: mangroves, Ao Po and the marinas for anyone who keeps a boat. ฿26,500,000 — ฿32,317 a square metre. It is also offered for long-term rent, so it is a house you can live in before you decide.

#8 · Saltwater-pool villa, Chalong — ฿12,500,000 · ฿32,895 per sq m

A two-storey modern villa in a quiet pocket of Chalong, furnished and fenced: a 2-metre wall, an automatic gate with CCTV, covered parking for two, and a 4 by 8 metre saltwater pool in the middle of the garden. Three bedrooms and three bathrooms, an island kitchen onto the terrace, a separate home office, a laundry room and an outdoor shower. 380 square metres.

The listing describes a shortcut to Villa Market and HomePro and a direct road to Kata. ฿12,500,000 — ฿32,895 a square metre. Like the Pa Klok garden villa, it is also offered for long-term rent.

#9 · Chomthong Maneekram villa, Chalong — ฿11,900,000 · ฿33,056 per sq m

A new two-storey house in Chomthong Maneekram, a small gated enclave off Kwang Road. Three bedrooms and three bathrooms, high ceilings, a fitted island kitchen looking onto a 3 by 7 metre pool, a two-car garage behind a remote gate, and an open-air rooftop terrace. 360 square metres, furnished.

The listing puts Robinson, Kajonkiet School and Dibuk Hospital five to ten minutes away, with a shop at the village gate. ฿11,900,000 — ฿33,056 a square metre.

#10 · Saiyuan hillside villa, Rawai — ฿8,900,000 · ฿33,459 per sq m

The second-cheapest ticket on the list: a hillside villa in Saiyuan, the residential quarter of Rawai near Nai Harn, with the jungle rising behind. Three en-suite bedrooms, a 3 by 6 metre pool, a rooftop terrace, a home office and secure parking across 266 square metres. Fully furnished.

฿8,900,000 — ฿33,459 a square metre. It is also offered for rent at ฿85,000 a month on a one-year term.

Every price is the seller's asking price as published on the listing on 23 October 2026, divided by the built area published on the same page; neither is an achieved figure. A low price per square metre buys space, not a guarantee: before you offer on any of these, ask what land title it sits on, how old the building is and what it costs to run. We will put all three in front of you on whichever house interests you.

Frequently asked

What does "best value" mean in this list?
The lowest asking price per square metre of built area, and nothing else. Each house's published asking price is divided by its published built area. Plot size, land title, age, finish and condition are not in that number, so a house can rank well here and still be the wrong buy.
Which is the cheapest house on the list?
The King Masatit 6 house in Rawai, at ฿6,500,000 for four bedrooms and 220 square metres, completed in August 2024. It is a house in a gated townhouse community. The next lowest price is the Saiyuan hillside villa, also in Rawai, at ฿8,900,000.
Why are most of them in Rawai and Chalong?
Six of the ten are in those two districts. Between them they hold 219 of the 604 houses in the comparison, and their middle asking prices per square metre, ฿62,400 in Rawai and ฿56,600 in Chalong, sit well below Bang Tao's ฿81,800.
Are these the cheapest villas in Phuket?
They are the ten lowest prices per square metre among the 604 villas and houses with at least 150 square metres of building that we had listed for sale on 23 October 2026. Houses that are not on our books are not in the comparison, and the prices are asking prices rather than sale prices.
What should I check before making an offer?
The land title first, then the age and condition of the building, then the running costs — estate fees where there are any, pool and garden upkeep, and the annual land and building tax. Ask us for all three on any house above and we will send what we hold.

Median asking price per built square metre across the 604: ฿70,595; by district, Chalong ฿56,604 (71 listings), Rawai ฿62,406 (148), Bang Tao ฿81,832 (216).
