Ranked on asking price across the 633 villas and houses listed for sale on our own book on 5 October 2026. The top is ฿816 million in Kamala; the median is ฿22 million. Ten listings — 1.6% of the book — carry 15.9% of its value, and ranking the same ten by price per square metre reorders them completely.

A ranked list is only as good as the pool it was drawn from and the date it was drawn. So here are both, before the list itself — and every line below links to the listing it came from, so you can check it.

The method. On 5 October 2026 our catalogue held 633 available villas and houses for sale, and every one of them published an asking price — none was withheld. We ranked all 633 by that price and took the top ten. Nothing else was weighted — not the view, not the finish, not the architect. Condominiums and apartments are excluded, because we do not work that segment. Every house below is live on our own site and the link goes straight to it.

Two things that ranking is not. It is not a ranking of every villa on Phuket, only of what is publicly listed with us: a house that is not on our book is not in the pool, however large it is. And an asking price is not a sale price — no reliable public record of achieved sale prices exists in Phuket, so what follows is what sellers are asking today.


The ten

The ten highest asking prices on our sale book on 5 October 2026: 816 million baht in Kamala, then 690, 550, 266, 265, 249, 225, 200, 200 and 190 million. Five of the ten are in Kamala.

Ties are broken by nothing — numbers 8 and 9 both ask ฿200,000,000 and the order between them is arbitrary.

Two entries are worth a question rather than an assumption. Number 7 is recorded with a 1,470 sq m built area on a 411 sq m plot, which means either a tall building on a small footprint or a measurement recorded on a different basis; ask before you model it. Number 8 has the largest land in the ten by a distance — 7,000 sq m, some 2,200 more than number 1 — carrying one of the smallest houses in the list.


What the ranking hides

Rank these same ten houses by what a square metre of them costs, and the order falls apart.

The same ten houses by price per square metre built: Bang Tao 616,000 baht, Kamala 301,000, Patong 299,000, Kamala 288,000, Rawai 277,000, Kamala 222,000, Kamala 220,000, Cape Panwa 153,000, Cape Panwa 119,000 and Kamala 92,000. The whole sale book's median is 72,000.

The house ranked fifth by price is the dearest per square metre in the list, at about ฿616,000 — it is a 430 sq m branded residence, so you are buying the brand and the beach frontage rather than the floor area. The house ranked sixth, at ฿249 million, is the cheapest per square metre at roughly ฿92,000, because it is 2,700 sq m of building. That is a 6.7× spread inside a single top-ten list.

For scale, the median across the whole 633-listing sale book is about ฿72,000 per square metre built (n=626; seven listings carry no built area). Nine of the ten sit above it, one by a factor of nine.

The lesson generalises past this list: "most expensive" and "most expensive per metre" are different questions, and a ranking that does not say which it answers is not telling you anything. We publish the per-district version of this arithmetic continuously in our Phuket price index.


Where the top end actually is

Kamala takes five of the ten, including the top three. It does that while holding just 17 of the 633 listings on our sale book — 2.7% of the stock producing half the top ten. Its median asking price is ฿84,000,000 against ฿22,000,000 for the book as a whole.

Bang Tao, by contrast, is our largest sale district by a wide margin at 226 listings, and places one house in the ten. Rawai has 158 and places one. Volume and price are close to unrelated here: the districts with the most houses for sale are not the districts with the most expensive ones.

The concentration is the finding. These ten listings are 1.6% of the book by count and 15.9% of it by value — ฿3.65 billion of a ฿22.98 billion total. Below ฿100 million the market is deep and competitive; above ฿200 million there are nine houses on our book, and a buyer at that level is choosing from a very short list.


What to do with this list

If you are shopping at this level, the ranking is the least useful thing on the page. Three things matter more.

  • Ask what the land is. At these prices the title is the deal. Freehold land is not available to a foreign individual, so every house here is bought through a structure or a lease, and the structures differ. Our guide to foreign ownership sets out what each one actually gives you.
  • Price the exit, not the entry. Nine houses above ฿200 million means the resale pool at that level is nine deep. A house that takes two years to sell has a holding cost, and the transfer taxes are real on the way in and out — they are listed in full in our fee breakdown.
  • Treat the asking price as an opening position. We hold no record of achieved prices and neither does anybody else publicly, which is exactly why a list like this can only be built from asking prices. Assume a gap and find out how long the listing has been live.

What is the most expensive villa for sale in Phuket right now?
On our book on 5 October 2026 it is a five-bedroom house at Cape Amarin Estate in Kamala, asking ฿816,000,000, with 2,710 sq m of building on a 4,800 sq m plot. That is the highest of the 633 available villas and houses on our sale book, all of which publish a price. It is not necessarily the most expensive house on the island: the ranking only covers what is publicly listed with us.
How were these ten chosen?
By asking price alone, across every villa and house on our catalogue that was available and marked for sale on 5 October 2026 — 633 listings, all of which published a price. No weighting for view, finish, architect or brand, and no editorial preference. Condominiums and apartments were excluded because we do not work that segment. Numbers 8 and 9 both ask ฿200,000,000, so the order between them is arbitrary.
Why is Kamala so dominant?
Five of the ten are in Kamala, including the top three, and its median asking price is ฿84,000,000 against ฿22,000,000 across the whole sale book. It achieves that on very little stock: 17 listings out of 633, or 2.7%. Bang Tao has 226 listings and places one house in the ten. On our book, the districts with the most houses for sale are not the districts with the most expensive ones.
Is the most expensive villa also the best value?
Not on any measure we can compute. Ranked by price per square metre built, the list reorders completely: the house ranked fifth overall is the dearest per metre at about ฿616,000, and the house ranked sixth is the cheapest at about ฿92,000 — a 6.7× spread. The median across the whole sale book is about ฿72,000 per square metre. Value also depends on land title, plot size and condition, none of which a price ranking captures.
Are these asking prices or sale prices?
Asking prices, as published on our own listings on 5 October 2026. No reliable public record of achieved sale prices exists in Phuket, for us or for anyone else, so a ranking of this kind — ours included — reflects what sellers are asking rather than what buyers paid. Assume a negotiation gap and ask how long each listing has been on the market.
How often will this list be updated?
Quarterly, rebuilt from the same method against a dated snapshot of the catalogue, so each edition is comparable with the last. This is the October 2026 edition. The underlying listings change continuously, so the live pages linked above are always more current than the table.
