Bang Tao is the beach most buyers mean when they say "the Laguna side" of Phuket, and it is the district where our book holds the most stock: see all the villas for sale in Bang Tao. This guide answers the three questions that come first: what a villa here costs, which part of the area suits which buyer, and what a foreigner can actually own. The prices are our own book, counted on 21 October 2026. The law is the part we have already read and sourced in earlier Journal articles, linked where it applies. ZEN Real Property sells villas in Phuket, so read the advice with that in mind. This is not legal advice.
What a Bang Tao villa costs
On 21 October 2026 our book held 221 villas and houses for sale in Bang Tao with a published price at or above our ฿10 million floor. Condominiums, apartments and penthouses are left out: they are a different purchase, with different ownership rules. The middle of that list asks ฿27 million. The middle half runs from ฿19.9 million to ฿41.9 million, and the whole list from ฿10.5 million to ฿265 million. Read the middle as the centre of our own list, not as a market rate, and read every figure as an asking price, not a price paid.
By number of bedrooms
| Bedrooms | Listings | Cheapest | Median ask | Dearest | Median per m² |
|---|---|---|---|---|---|
| 2 | 10 | ฿12.9M | ฿15.0M | ฿25.0M | ฿85,000 |
| 3 | 109 | ฿10.5M | ฿22.0M | ฿71.0M | ฿78,000 |
| 4 | 67 | ฿13.9M | ฿36.0M | ฿265.0M | ฿86,000 |
| 5 or more | 35 | ฿15.0M | ฿66.3M | ฿96.0M | ฿94,000 |
Nearly half the stock is three-bedroom: 109 of the 221, which is where the choice is widest. The median per square metre of built area rises with size, from about ฿78,000 for a three-bedroom to about ฿94,000 for five bedrooms and up, so the larger villas are dearer per metre as well as in total. Per-metre figures use the 217 listings that state a built area.
By budget
- Under ฿20 million: 60 listings.
- ฿20–40 million: 102 listings, the largest band.
- ฿40–80 million: 44 listings.
- Over ฿80 million: 15 listings.
Browse the bands directly: 3-bedroom villas in Bang Tao, 4-bedroom villas, villas with a private pool and new-builds. For how Bang Tao sits against the rest of the island, see our villa price and rental yield index.
Which part of Bang Tao
Bang Tao is a beach of roughly six kilometres on Phuket's west coast, in the Cherngtalay area of Thalang district, with Surin to the south and Layan to the north. Three things organise the district.
- The beach and the pines. Casuarina pines back the sand along most of its length, and the beach is long enough that it rarely feels crowded. It faces the open Andaman, so the water is calm through the dry season and rough, with rip currents, from May to October, when red flags go up along the whole west coast.
- Laguna Phuket. A former tin mine rebuilt into lagoons, hotels and an 18-hole golf course, running along the middle of the shoreline. We reviewed it in Laguna Phuket, reviewed.
- Boat Avenue and Porto de Phuket. The inland entrance to Laguna, where the supermarkets, cafés, gyms and the Friday night market are. Daily life runs through here.
Patong is under 20 km south, the airport about 17 km north and Phuket Town roughly 22 km southeast. The resident mix is heavily foreign, with a lot of families, and HeadStart International School has a campus in Cherngtalay while UWC Thailand is inland in Thalang; read our reviews of HeadStart and UWC Thailand before choosing a street around a school run.
The trade-off is building work. Cranes, branded residences and slow traffic at the Laguna junction are part of the daily picture, and you need a car or scooter for almost everything. Anyone after a quiet Thai village should look elsewhere. If you are weighing a branded scheme here, read branded residences in Phuket first, and for a wider comparison of districts see the best areas to buy in Phuket.
What you can own
The question comes up in almost every first conversation, and the short answer is the same here as anywhere in Phuket. A foreigner cannot own land in Thailand: Section 86 of the Land Code opens onto a treaty that does not exist. Nearly every villa and house on the list above stands on land, so the freehold route is closed on them. The routes that are open, set out in full in our ownership guide, come down to two for a Bang Tao villa:
- A registered lease of the land plus ownership of the house. Buildings are legally separate from the land, so the house can be in your own name while the land is leased. A lease is capped at 30 years by Section 540 of the Civil and Commercial Code, and one over three years must be registered at the Land Office to bind anyone.
- A Thai company that holds the land freehold. The company owns and you control it. It is the dearer route to set up and keep, with real Thai shareholders, real accounts and an annual audit. A structure that only looks like this, with nominee shareholders, is the one that carries enforcement risk for everyone who signs it.
"30 + 30 + 30" in a brochure is a promise, not a right. A Supreme Court decision of 2023 held pre-agreed renewals to 60 or 90 years void, so the second and third terms depend on the landowner of the day; the detail is in what leasehold renewal really means. Check the document type on the land too, using our guide to chanote and Nor Sor 3 Gor.
What it costs on top, and how the purchase runs
Most of the heavy transaction taxes in Thailand sit on the seller. On the lease route, our cost guide works the buyer's own charges out at about 1.3% of the price on a median villa, and lists every line. The steps run in order: offer, reservation deposit, due diligence, the sale agreement and lease, remittance of funds from abroad, then Land Office day. Do not skip the middle step. What your lawyer checks before you pay is the list to hand them.
Two situations need their own care. A new-build bought before it is finished leaves your deposit exposed until completion: read protect your deposit when buying off-plan. A villa bought straight from its owner saves an agent but moves the checking onto you: see buying direct from the owner.
How to use this
Start from a budget and a bedroom count, not an address. Ask for the title document and the lease terms in the first message, and ask what the landowner has said in writing about renewal. If a villa sits in an estate, ask for the estate's fee schedule and rules. Then open the Bang Tao listings, filter to what matches, and send us the three you like. We reply on WhatsApp.
