ZEN Real Property is hiring a Listing Manager for its office in Ko Kaew, Phuket. You find villa owners, bring their villas into our base and match them to the clients our agents are working with. Pay is 35,000–60,000+ THB a month: a monthly salary, a bonus for every qualifying villa and a share of every deal closed on your villas. Full-time, Monday to Friday, 09:00–18:00. Our office in Phuket, Ko Kaew is hiring a Listing Manager.
You will work in a team of professionals responsible for building and growing the company's villa base for sales and rentals.
You will work in a spacious and modern office, and your responsibilities will include:
- Serving the clients who are searching right now — matching villas to the live requests of our agents
- Finding villa owners directly and bringing their properties into our base
- Qualifying owners and agreeing terms — rentals and sales matter equally
- Publishing and maintaining listings on our website — photos, descriptions, prices, availability
- Keeping the base accurate, up to date and clean in our CRM

Must have (this position is not for beginners):
- Experience in real estate in Phuket — off-plan and resale — as a real estate agent, listing manager, agency office administrator or a similar role. What matters is that you know the Phuket market, not the job title you had
- Working knowledge of Phuket: areas, projects and price levels
- English at a working level (Thai, Chinese or Russian is an advantage)

What the work looks like
Your day starts with the live client requests: every client our agents are looking for right now, renters and buyers, what each of them wants and how many options they have already seen.
For each request you check our own base first, call the owner to confirm the price and that the villa is still free, and propose it to the agent. When a client has fewer than three live options, you go and find a new villa for them.
The rest of the day is finding owners: Facebook Marketplace, owner groups, anywhere owners post a villa. You also call the owners who answered our advertising and list the villas that agents pass to you. Every villa goes into the base with photos, price, location and the owner's contact, and you keep the base current.
Rentals and sales matter equally. Sales are rarer, but one sale can pay as much as several rentals, so every owner conversation has two questions: would you rent it out, and would you sell? What rents best today: 3-bedroom villas at 100,000–150,000 THB a month in Bang Tao and Laguna or Rawai and Nai Harn.

35,000–60,000+ THB a month, built from three parts: a fixed monthly salary, a bonus for every qualifying villa you bring in, and a share of every deal closed on your villas.
For every villa you bring in
A villa pays more when a client is already waiting for it, and more when you found the owner yourself:

A villa listed with both a rent and a sale price adds 100 THB (50 THB for the base). The target is about 40 qualifying villas a month, around a dozen of them for live requests.

On a rental of a villa you found yourself, your 5% comes to about 6,000 THB. There is no ceiling: every new tenant and every renewal pays again, and a sale pays on top.

- Real-estate experience in Phuket, off-plan and resale. The job title does not matter; knowing the market does.
- English at a working level. Thai, Chinese or Russian is an advantage.
- Full-time, in the office. The role is not remote, not freelance and cannot be combined with another job.
- A car is not required. Candidates of any nationality are welcome.

How much does a Listing Manager earn?
35,000–60,000+ THB a month. The bonus is 50–300 THB per villa, depending on where the owner came from and whether a client is waiting for it, plus 1–5% of ZEN's commission on every rental of your villas and 0.2–1% on every sale.
