Pay is commission: 20–30% of ZEN's commission on every deal you close, with no fixed salary. New agents start at 60,000–90,000 THB a month; top agents earn 200,000–300,000 THB a month. Our office in Phuket, Ko Kaew is hiring a Property Consultant. You will work in a team of professionals responsible for villa sales and rentals on the island.

What the work looks like
People contact ZEN every day about renting or buying a villa, and those leads go to our agents. You do not have to find clients yourself. A client usually needs to see two or three properties before deciding.
You take the client from the first call to the viewing and on to the signed contract, and record every step in amoCRM. Every new agent starts with long-term rentals, and sales follow as you grow.
Some clients can only meet at the weekend. Then you work that day and take a day off during the week.
How you are paid
There is no fixed salary. You earn a share of the commission ZEN receives on every deal you close, and the share grows with the number of deals you close in a month. The 60,000 THB in the vacancy is where new agents start, and it comes from commission, not a fixed salary.

The rate you reach in a month applies to the commissions that arrive the next month: close four deals in October, and every payment in November is counted at 27%.
A rental: a villa rents for 70,000 THB a month, ZEN's commission is one month's rent, and at 30% your share is 21,000 THB. A sale: a villa sells for 12,000,000 THB, ZEN's commission at 6% is 720,000 THB, and at 30% your share is 216,000 THB.
What agents earn: 60,000–90,000 THB a month at the start and 90,000–120,000 THB by months two and three. Top agents earn 200,000–300,000 THB a month.
Bonuses on top
- Season Game, every quarter: 10,000 THB and a gift for first place, 5,000 THB for second, 3,000 THB for third.
- Best of the month: 3,000 THB.
- A villa you bring on an exclusive contract: 5% of ZEN's commission on every deal with it while the exclusive lasts, even when another agent closes the deal.
- Your own client, not a company lead: 10% more on the deal.
- A client who comes back within a year: 5% more.
- An agent you bring to ZEN: 5% of ZEN's commission on their deals in their first three months.
Commission is paid once a month, on the 1st.
Training, internship and probation
The internship takes about a month. The first one or two weeks are theory: property types, price ranges, what clients need, how to talk to them and present a villa. Then you work with real clients who have already contacted ZEN, usually from the second week. The internship ends when you close your first deal, a sale or a rental.
After the internship every agent takes advanced sales training built on the Tomáš Kass method. The best agents are sent to training in Bangkok and abroad. All of it is free.
Then comes a three-month probation. The minimum target is about 280,000 THB of company revenue, around four rentals. On average, agents reach three deals a month from their second month. After a successful internship and probation, ZEN arranges your work permit.
Career path
ZEN does not hire managers from outside. Every leadership role goes to a consultant with consistently strong numbers, and each step is earned by the number of deals you close over a sustained period.
