ZEN Real Property markets and sells Zenithy La Ville, so we benefit if you buy a villa there. Read what follows with that in mind. Every figure comes from one of three places, each listed at the foot of the article with its date: the developer's own plot-by-plot price list, headed "Updated on 28 August 2026"; the developer's public project pages, checked on 19 October 2026; and our own catalogue, snapshot of 19 October 2026, with sample sizes stated. Where the developer's sources disagree with each other, we say so.
Zenithy's site lists seven Phuket projects. Four of them — Zenithy Villas Phase 1, Phase 2, Zenithy Luxe and Zenithy Connext, all in Pasak, Cherng Talay — are shown as sold out on the developer's site, and one, Zenithy Grand, is marked "Coming Soon" with no price or launch date. This review covers only what can be bought today: the two collections of Zenithy La Ville in Koh Kaew. The sold-out four appear below as track record, not as stock.
What it is
Zenithy La Ville is a gated community of 22 two-storey pool villas on about seven rai in Koh Kaew, split into two design directions. The Tropical Collection has ten villas in a light, neutral palette; the Oasis Collection has twelve in darker, warmer finishes. The developer's page gives its status as "Under Construction", and its news page lists a groundbreaking ceremony, which our notes of 4 September record as 13 February 2026.
There are two house types. Type A has 357.4 sq m of living space and Type B 351.61 sq m, both with three en-suite bedrooms, four bathrooms, a private pool with an attached jacuzzi, an automatic gate and a double carport. The list gives the pool as 3 × 10 × 1.5 m for Type A and 3 × 9.5 × 1.5 m for Type B. Six square metres of house separate the two types; the plots are what vary.
The plots and the prices
Zenithy's public website publishes no prices. The only price list we have seen is a plot-by-plot sheet on the developer's own letterhead, headed "Updated on 28 August 2026" and carrying the line "All prices and availability are subject to change without prior notice." It is seven weeks old. We could not find a newer one, so treat every figure below as a dated asking price, not a current quote.
Of 22 plots, one is marked sold (Oasis C1), two reserved (Tropical A1 and A4) and nineteen carry a price.
| Collection | Plot | Type | Plot area | Price | Status |
|---|---|---|---|---|---|
| Oasis | B5 | B | 259.00 sq m | ฿19,900,000 | Hot Deal, furnished |

| Tropical | A3 | A | 286.94 sq m | ฿26,905,500 | Available |
| Oasis | B4 | B | 296.00 sq m | ฿27,535,000 | Available |

| Oasis | C6 | A | 342.82 sq m | ฿31,795,000 | Available |
| Oasis | B7 | B | 349.50 sq m | ฿32,214,500 | Available |
| Oasis | C7 | A | 401.09 sq m | ฿36,894,500 | Available |
| Tropical | A7 | A | 436.43 sq m | ฿39,985,000 | Available |
| Oasis | C8 | A | 439.91 sq m | ฿40,289,500 | Available |
| Tropical | B3 | B | 472.35 sq m | ฿42,963,000 | Available |
Nineteen priced plots, two prices. The ฿19.9 million entry price is a promotion on four plots, which the list labels "Hot Deals" and marks as including a furniture package. The package is valued on the sheet at ฿2.5 million and described as "complimentary furniture package available on selected villas for a limited period, terms and conditions apply". Once those four are gone, the regular entry price on the list is ฿26,530,500, a difference of ฿6.6 million.
What the list shows when you divide it
Across the fifteen regular-priced plots the price per square metre of plot runs from ฿90,956 to ฿93,767. Every plot from the 284.55 sq m C5 to the 472.35 sq m B3 follows the same line within about three per cent. In other words, the house is a fixed product and the developer prices the land under it. That is useful to know, because it means the plot, not the collection, is the decision: a Tropical plot and an Oasis plot of the same size and type cost the same, to the baht.
Per square metre of house, the fifteen regular plots have a median of ฿79,404, a low of ฿75,454 and a high of ฿122,189. The four Hot Deal plots work out at ฿56,597. For context, the 20 villas for sale in Ko Kaeo with a published price and floor area on our catalogue on 19 October 2026 asked a median of ฿59,270 per square metre built. The comparison is not like-for-like: ours is a mixed pool of new and resale houses, with a median of 301 sq m built, against 351 sq m or more at La Ville, whereas La Ville is new and sold with a pool, gate and furnishings. On those terms, the Hot Deal plots sit at the district median and the regular plots about a third above it.
One more piece of arithmetic, which is ours and not a published price: a 259 sq m plot priced on the regular pattern of about ฿93,000 per square metre of land would be roughly ฿24 million. The promotion asks ฿19.9 million and adds furniture. Our own book carries one La Ville house, a villa on a 259 sq m plot with 351 sq m built and a furnished specification, at ฿23,000,000. It sits between the developer's promotional price and that rough regular equivalent, and we have not reconciled the three. Ask which of them applies to the plot you want.
What the price includes
The list names seven inclusions: built-in furniture, a remote-controlled automatic gate, CCTV, a swimming pool with jacuzzi system, landscaping, air conditioning and a video intercom. It also describes a management service covering 24-hour security, gardening, pool care and rubbish removal three times a week, and monthly pest control. It states a monthly management fee and a one-off sinking fund, and how transfer costs are shared between buyer and developer. We are not reproducing those figures here: ask for them in writing, with the basis each is charged on, before you reserve.
The developer's record
Zenithy Development says its team has "over 30 years of invaluable experience" in the Phuket market; its site does not publish the company's founding year, so that is the team's experience, not the company's age. Its Pasak projects are shown as sold out: Phase 1 and Phase 2 (three-bedroom villas of 331 to 356 sq m), Zenithy Luxe (nine villas of 397 to 485 sq m) and Zenithy Connext (seven villas of 338 to 343 sq m). That is a delivery history to check, not a guarantee. Visit one, speak to an owner, and look at the finish. One inconsistency: the Phase 2 page still says "Only a few villas are left for sale", while the developments page badges it "Sold Out". We have followed the badge.
Our book holds the resale side of that record. On 19 October 2026 it listed 13 available Zenithy-built rentals, asking ฿150,000 to ฿450,000 a month with a median of ฿190,000, and two Bang Tao-area sale listings, at ฿19,800,000 and ฿38,000,000. These are secondhand asking prices on earlier projects, not La Ville prices.
Where it sits
The developer measures distances in kilometres and publishes no drive times, though it adds a claim of "5 mins to British International School". It lists the British International School at 1.8 km, Villa Market Boat Lagoon at 3.0 km, Finnway International School at 3.0 km, Robinson Lifestyle Thalang at 3.8 km, Royal Phuket Marina at 3.8 km and IKEA at 6.0 km. Quality International School of Phuket is 8.7 km away and Bangkok Hospital Siriroj 9.0 km. For a family with children at one of those schools, that is a real advantage; our guide to the island's international schools sets out the rest.
The disadvantages
- It is not built. The status is "Under Construction" and no handover or completion date is published for La Ville or for any other Zenithy project. You are buying from plans and renders. Read how to protect a deposit when buying off-plan before you pay one.
- The ownership structure is not stated. The developer's pages say nothing about freehold, leasehold or foreign-buyer terms. A foreign buyer cannot hold the land outright in their own name; the three routes are set out here, and you should ask which one the contract uses.
- It is not near a beach. The developer's own list puts Bang Tao Beach at 15.0 km, Patong at 15.4 km and the airport at 30.6 km. Koh Kaew is a family and marina location, not a beach one.
- The developer's own pages disagree with its price list. The project pages give plot areas of 300.52 to 439.91 sq m for Type A and 296.00 to 472.35 sq m for the Tropical Collection; the list has Tropical A3 (Type A) at 286.94 sq m and A4 (Type B) at 265.69 sq m, both below those ranges. The pages show pool depth as 1.45 m; the list says 1.5 m. Small differences, but the contract's plot area and specification are the ones that count.
- The price list is not public and is already seven weeks old. Availability moves; two plots were reserved when it was issued.
- The cheapest villas are a time-limited promotion, and the furniture inclusion is subject to unpublished terms and conditions.
- Management fee and sinking fund are real recurring and one-off costs that the developer's public site does not publish at all.
Who it suits, and who it does not
It suits a family that wants a new, fully fitted three-bedroom house close to the British International School and Boat Lagoon, with a pool and a developer's management service in a gated community, and that can wait for construction. The plots are uniform enough that a buyer can compare them on the table above without much guesswork.
It suits a buyer who wants a beach walk, a short airport run or a finished house to move into this year less well, and it does not obviously suit a yield buyer: we hold no rental history for houses not yet built. Our area-by-area comparison is the better place to start if return is the question.
How to see it
Ask for four things before you reserve: the current price list with its date, the draft sale contract with the plot area and specification, the management fee and sinking fund in writing, and the ownership structure the contract uses. Run the checks in the due diligence guide, and for the full bill from offer to keys see the cost of buying. Our one La Ville listing is here.
This review does not measure build quality, which cannot be judged from a render, or the developer's record on handover dates, which it does not publish. Asking prices are not sale prices, and the list is the developer's, not an independent valuation.
Tell us what you are after and we will send the plots that fit, with the current list.
