Buying Playbook · October 17, 2026

Of 632 landed homes for sale on our book, 300 have four or more bedrooms, and the fourth bedroom adds 27% to the median asking price in Chalong and 64% in Bang Tao. What a family should check: the pool, the plot, the school run and the length of the title.

An investor buying a Phuket villa asks what it will earn. A family asks what it is like to live in with a four-year-old and a nine-year-old. The two lists overlap less than people expect. This guide covers the four things that change: the bedroom count and the plot, the pool, the school run, and how long the title lasts against how long the children will need the house.

The figures come from our own sale book as it stood on 17 October 2026: 730 listings with a published price, of which 632 are landed villas and houses. Condominiums are left out. All prices are asking prices, not agreed ones. ZEN Real Property sells villas in Phuket, so read the buying advice below with that in mind.

The fourth bedroom, and what comes with it

Three bedrooms are the most common size on the book, at 277 homes. Four or more number 300, or 47% of the 632. The step from three to four is not a fixed price, and it depends heavily on where you buy.

Premium of the median four-bedroom asking price over the three-bedroom, 17 October 2026: Chalong 27 percent, from 15.75 million baht to 20.0 million; Rawai 58 percent, from 15.5 million to 24.45 million; Bang Tao 64 percent, from 22.0 million to 36.0 million.
Median asking price of four-bedroom landed homes over three-bedroom ones in the three districts where both counts have at least 27 listings. The table repeats the figures with plot and built areas.
DistrictBedsHomesMedian priceMedian plotMedian built area
Chalong332฿15.75m300 sq m297 sq m
Chalong427฿20.0m502 sq m359 sq m
Rawai370฿15.5m300 sq m256 sq m

Bang Tao3110฿22.0m380 sq m300 sq m
Bang Tao467฿36.0m637 sq m461 sq m

In Chalong the fourth bedroom comes with about 200 more square metres of plot for 27% more money. In Bang Tao the median four-bedroom home asks 64% more than the three-bedroom, with roughly 260 more square metres of plot. For a family the plot is the real purchase, because it is the garden, and the garden is where children spend their afternoons. Ask for plot and built area on every listing, not only the bedroom count.

Budget changes what is on offer. Asking ฿20 million or less, our book holds 171 three-bedroom landed homes and 80 with four or more bedrooms. At ฿30 million or less the counts are 242 and 143. Ko Kaeo, Thalang and Kathu are left out of the table because one of their bedroom counts has too few listings to give a median that means anything.

The pool is not a feature, it is a hazard to plan for

Almost every landed home on the market here has one. 615 of the 632 landed sale listings carry a private-pool tag. That tag is entered by whoever lists the property, so treat it as a rough count, but the point stands: for a family, nearly every viewing is a pool viewing.

The World Health Organization lists barriers among its main drowning-prevention measures, including fencing swimming pools, covering wells and using doorway barriers and playpens for the youngest children. Its page also notes that children under five account for nearly a quarter of drowning deaths worldwide. Thailand's own data is older but points the same way. A national household survey of 32 provinces, published in 2007 and described by its authors as preliminary, put child drowning mortality at 45.53 per 100,000 for ages one to four and 42.82 for ages five to nine. Most deaths were in natural water rather than pools, and about half occurred within 100 metres of the child's home. That is a warning about water near the house in general, not a pool statistic.

On the rules, we could not find a Thai statute that sets a fencing requirement for a private house pool. Thailand's building standards sit in the Building Control Act and its ministerial regulations, and the legal summary we read on them does not mention pools or fences. Not finding one is not proof there is none, so ask the local municipality, in writing, what applies to the plot you are buying. Do not assume that a pool built to sell a house was built with children in mind.

At a viewing, these are our own suggestions, not a standard:

  • Can a child reach the water without passing a closed gate? Check whether the pool is fenced off from the house and the garden, not only from the road.
  • Does the gate close and latch by itself? Push it open and let go.
  • Do the living-room doors open straight onto the pool edge? Sliding glass is a barrier only when it is shut and locked.
  • What would a fence cost to add? Get a quote before you make an offer, not after you move in.
  • What is the water within 100 metres? A klong, a pond or a neighbour's pool counts.

The school run decides the district

A family with school-age children is choosing a house the school run can start from, and our guide to Phuket's international schools sets out what each campus charges. Our rental piece, Villa Rental Prices Near Phuket's International Schools, matches each campus to the district it sits in: Bang Tao for HeadStart's Cherngtalay campus, Thalang for UWC Thailand and Glenalmond, Chalong for BCIS, Ko Kaeo for BISP and Kathu for KIS.

We cannot give drive times. Our catalogue places every listing at a district reference point, not at the house, so a time calculated from it would be precision we do not have. Ask for the address, drive the route at a quarter to eight on a school morning, and then at a quarter past three. Fees matter as much as distance: a bigger house does not help if tuition for three children takes the budget.

The title has to outlast the school years

Foreign buyers cannot hold land in their own names as freehold; our guide to foreign ownership sets out the routes that remain. For a family the question is time. A thirty-year lease signed when a child is five runs out when the child is thirty-five, and renewal rights are only as good as the clause that grants them. Read the renewal wording with your lawyer before the layout.

Residency matters too. Our comparison of Thailand's long-term visas sets out the routes; its DTV section notes that the spouse or a child under 20 of a holder qualifies. For hospital access and cover, see our healthcare guide. Before you pay a deposit, run the checks in the due diligence guide, and for the bill from offer to keys see the full cost of buying.

What this guide does not cover

It does not measure how safe any particular house is, or how good a school or a neighbourhood is for children. Asking prices are not sale prices. The pool-tag count is listing-entered. The Thai drowning study is nearly twenty years old and covers the whole country, not Phuket. Frequently asked

How many bedrooms does a family usually need in Phuket?
That depends on the family. On our sale book of 632 landed homes on 17 October 2026, 277 have three bedrooms and 300 have four or more. A fourth bedroom added 27% to the median asking price in Chalong, 58% in Rawai and 64% in Bang Tao.
Does Thailand require a fence around a private swimming pool?
We could not find a Thai statute that sets one for private house pools, and a legal summary of the Building Control Act and its ministerial regulations does not mention pools or fences. That is not proof that none applies, so ask the local municipality in writing. The World Health Organization lists pool fencing among its recommended drowning-prevention barriers.
Can I tell how long a school run will take from a listing?
No. Our listings are placed at district reference points, not at the house, so any drive time computed from them would be invented. Ask for the address and drive the route at school times.
Does the length of a lease matter for a family?
Yes. A thirty-year lease signed when a child is five runs out when that child is thirty-five, and renewal depends on the wording of the lease. Read it with a lawyer before you decide on a house.
