ZEN Real Property markets and sells Anchan Villas, so we benefit if you buy one. Read what follows with that in mind. Every figure comes from one of two places, each listed at the foot of the article with its date: the developer's own website, anchanvillas.com, whose five project pages, About page and project list we read on 2 November 2026; and our own catalogue, snapshot of the same morning, with sample sizes stated. Where the developer's pages disagree with each other, or with our listings, we say so.
Anchan's timeline lists fifteen projects since 2007. Ten of them, from Anchan Villas I to Anchan Indigo II, are no longer among the projects the site offers. This review covers the five that are: Emerald, Burgundy and Indigo I in Pru Jampa, and Sunscape and Mountain Breeze in Pa Khlong Cheep, all in Thalang. The other ten appear below as track record, and some of them are where you can rent or buy a finished Anchan house today.
What it is
Anchan Villas is the brand of Pearl Island Property Co., Ltd., founded by Mr Preechapol Sae-tiw. Its project pages say it has been building for "more than 19 years" and has delivered "200 villas" on "over 200,000 square metres" of land. Every house on sale is a single-storey pool villa on its own plot, sold as a type: the same plan, repeated on plots of similar size. The pages publish land area, bedrooms, bathrooms, pool size, parking and a start price for each type. They do not publish the built area of the house; the six new-build listings we hold give 326 to 548 sq m.
Two sub-districts, two different propositions. Pru Jampa sits inland of Layan and Bang Tao; the developer puts Layan Beach at 10 minutes, Boat Avenue at 12, UWC at 12 and the airport at 15. Pa Khlong Cheep is further north, on the edge of the Khao Phra Thaeo forest; the developer puts UWC and Thanyapura at 3 minutes each, the airport at 15 and the nearest beaches, Layan, Bang Tao, Nai Yang and Nai Thon, at 15. Those are the developer's drive times, not ours, and they are the only ones published.
The five collections and their prices
Anchan publishes a "start price" for each villa type, in millions of baht, and nothing finer: there is no public plot-by-plot list. These are the figures on the five project pages on 2 November 2026.
| Collection | Where | Types | Bedrooms | Plot | Start price |
|---|---|---|---|---|---|
| Sunscape | Pa Khlong Cheep | 2A, 3A-1, 3A-2, 3A-3, 4A | 2–4 | 426–728 sq m | ฿23.5m–฿34m |
| Indigo I | Pru Jampa | 3A-1, 3A-3 | 3 | 474–563 sq m | ฿27m–฿30m |
| Emerald | Pru Jampa | 3A-1P, 3A-1V, 3A-3, 3B | 3 | 557–730 sq m | ฿30m–฿37m |
| Mountain Breeze | Pa Khlong Cheep | 3B, 4B, 4C | 3–4 | 674–1,287 sq m | ฿32.5m–฿50m |
| Burgundy | Pru Jampa | 4B, 4C, 5C | 4–5 | 723–1,352 sq m | ฿40m–฿60m |
Two things stand out. First, a three-bedroom house costs ฿27 million to ฿37 million depending on the plot, and ten of the seventeen types are three-bedroom. Second, the same type code carries a different price in different places: a 4B on a 723 sq m plot starts at ฿38 million at Mountain Breeze and ฿40 million at Burgundy, and a 3A-3 on 557 sq m starts at ฿29 million at Sunscape and ฿30 million at Emerald and Indigo I. For the same type on similar land, Pru Jampa asks the same as Pa Khlong Cheep or a little more.
Unit counts are published for two collections only. The timeline gives Indigo I 53 villas, and the Mountain Breeze page's own search description gives it 88. The site does not say how many of either remain.
What our own listings ask
We hold one listing in each of the five collections and a second at Indigo I. Their asking prices do not all match the developer's start prices, and we have not reconciled them:
| Listing | Beds | Plot | Built | Our asking price | Developer's start price |
|---|---|---|---|---|---|
| Sunscape | 2 | 426 sq m | 326 sq m | ฿23,500,000 | ฿23.5m (2A) |
| Indigo I | 3 | 474 sq m | 354 sq m | ฿26,400,000 | ฿27m (3A-1) |
| Indigo I | 3 | 507 sq m | 359 sq m | ฿28,900,000 | ฿27m (3A-1) |
| Emerald | 3 | 555 sq m | 394 sq m | ฿30,000,000 | ฿30m (3A types) |
| Mountain Breeze | 3 | 709 sq m | 447 sq m | ฿33,100,000 | ฿32.5m (3B) |
| Burgundy | 4 | 723 sq m | 548 sq m | ฿38,600,000 | ฿40m (4B) |
Our Burgundy and first Indigo I listings ask less than the developer's current start price for the matching type; our Mountain Breeze listing asks more, on a larger plot. A start price is a floor for the type, so a bigger plot asking more is expected. A listing asking less than the floor is not, and the likeliest explanation is that one of the two figures is older than the other. Ask which price applies to the plot you want, in writing, before you reserve.
Per square metre of house, the six ask ฿70,438 to ฿80,501. For context, the 335 other villas for sale in our catalogue's Bang Tao district with a published price and floor area asked a median of ฿87,200 per square metre built on the same morning, and the 84 in Thalang asked ฿67,803. Our catalogue files Pru Jampa listings under Bang Tao and Pa Khlong Cheep listings under Thalang. The comparison is not like-for-like, since both pools mix new and resale houses of every age, but it places Anchan's new stock below the Bang Tao median and close to Thalang's.
How you pay
All five project pages print the same schedule:
| Stage | Payment | Paid so far |
|---|---|---|
| Reservation deposit | 2% | 2% |
| Contract signing, within 30 days | 28% | 30% |
| Foundation completion | 15% | 45% |
| Concrete structure completion | 15% | 60% |
| Walls and roof tiles completion | 15% | 75% |
| Floor and wall tiles and interior completion | 15% | 90% |
| Villa transfer and land registration | 10% | 100% |
Payments follow construction stages rather than dates, which is the better of the two common structures for a buyer: you pay for work that exists. But 90% of the price is paid before the land is registered to you, and 30% is paid within a month of reserving, before a foundation is poured. Read how to protect a deposit when buying off-plan before you pay either.
How a foreign buyer owns it
The project pages offer two routes. The leasehold, "particularly tailored for foreign buyers", is described as a "30 x 3 arrangement" giving a lease of the land and freehold ownership of the villa itself. The freehold route is for Thai buyers and for "foreign individuals who choose to acquire property through Thai limited companies".
Both deserve more scrutiny than the pages give them. Only the first thirty years of a lease can be registered; the two renewals are a promise, and what that promise is worth, and against whom, was tested in the Supreme Court in 2023. A Thai company that holds land for a foreign buyer has to be a real company with real Thai shareholders; the three routes are set out here, including the nominee rules. Price the house at thirty years and nothing more, and have your own lawyer, not the developer's recommended one, read the lease.
The developer's record
Anchan's About page lists, in order: Anchan Villas I (2007–2009), II (2010–2012) and III (2011–2013), Anchan Lagoon (2013–2016), Anchan Grand Residences (2014–2019), Anchan Hills (2018–2022), and Tropicana, Flora and Horizon (2023–2025), then Mountain Breeze, Indigo I, Indigo II, Sunscape, Burgundy and Emerald. Ten of those fifteen are no longer offered, and the earlier estates are a reason to go and look at a finished Anchan house before buying from a render.
Our catalogue holds the finished side of that record. On 2 November 2026 it listed 34 Anchan villas for long-term rent, every one on a twelve-month minimum lease, across Tropicana, Hills, Grand Residences, Flora, Villas II, Indigo I and listings filed simply as "Anchan". It also listed four resale houses in finished estates, at ฿25,000,000 (two bedrooms, Anchan Hills), ฿36,000,000 (four bedrooms, Anchan Hills), ฿39,900,000 (three bedrooms, Grand Residences) and ฿42,000,000 (four bedrooms, Flora).
Finished Anchan houses ask more than the district: a median of ฿195,000 a month for three bedrooms against ฿150,000 for other Bang Tao villas, and ฿300,000 against ฿220,000 for four. Most of that is the size of the house. Per square metre built, among listings that state a floor area, three-bedroom Anchan rentals ask a median ฿571 a month against ฿500, and four-bedroom ones ฿508 against ฿545. The brand does not reliably command a higher rent per metre; the larger houses command a higher rent. These are asking rents, not signed leases.
The disadvantages
- No completion date is published for any of the five collections, on the project pages or the About page. You are buying from plans and renders, with 90% paid before transfer.
- The leasehold renewals are not registrable. "30 x 3" is thirty registered years and two promises. See the leasehold explainer linked above.
- There is no public price list. A start price per type is all the developer publishes, and two of our own listings ask below it. Availability is not published either.
- It is not on a beach. On the developer's own figures the nearest beach is 10 minutes from Pru Jampa and 15 from Pa Khlong Cheep. The Burgundy page says the project is "just moments away" from Nai Yang Beach; its own table puts Nai Yang at 15 minutes.
- The investment claims cannot be checked. Each page forecasts that the price will "increase 15-20%" on completion and that the developer's in-house rental management delivers "a high rental yield of 5-7% with full occupancy all year long". No data is published to support either. That rental management is holiday letting, which is not a business we are in and not one a buyer should count on; the Hotel Act problem explains why. The long-term rents above are the evidence we can stand behind.
- The site contradicts itself on its own size. One section says Anchan has "ten sold-out projects. And four more projects on the market"; the navigation lists five.
- Running costs are not published. No estate fee, sinking fund or management charge appears on any of the five pages. Ask for them in writing.
Who it suits, and who it does not
It suits a family that wants a new single-storey pool villa on a generous plot near UWC, Thanyapura or the Layan side of Bang Tao, can wait for construction, and wants a developer whose earlier estates can be visited and rented. Pa Khlong Cheep suits a UWC family best; Pru Jampa suits a buyer who wants the beach and Boat Avenue closer.
It suits less well a buyer who needs a house this year, wants to walk to the sea, or is buying for income. If income is the question, start from the long-term rents above, not the developer's forecast, and from our area-by-area comparison. If you would rather move into a finished Anchan house now, the resale stock and the long-term rentals are the faster route. And if you already own a villa in an earlier Anchan estate, list it with us for sale or long-term rent: the 34 rentals above are where tenants are already looking.
How to see it
Ask for five things before you reserve: the current price for the plot you want, with its date; the draft sale contract and, if you are using the leasehold, the draft lease; the construction timetable the payment stages hang on; the estate fee and sinking fund in writing; and which ownership route the contract uses. Run the checks in the due diligence guide, and for the full bill from offer to keys see the cost of buying. All our Anchan listings sit with the rest of our villas for sale.
This review does not measure build quality, which cannot be judged from a render, or the developer's record on handover dates, which it does not publish. Asking prices are not sale prices, and the developer's forecasts are its own.
Tell us what you are after and we will send the Anchan plots that fit, with the current price for each.
