Until now an owner who wanted us to market their property had to find a phone number and explain everything on a call. The form does that groundwork first, so the call that follows is about your property, not about filling in the gaps.
Who it is for
Owners of houses and villas in Phuket. That is the whole scope, on purpose.
- Phuket only. One island, one office in Ko Kaeo. We do not list anything we cannot drive to.
- Houses and villas only. No condos, land or offices. Everyone who comes to us is looking for a house or a villa, so those are the buyers and tenants your listing reaches.
- Long-term rent only. Twelve months and up. We do not do holiday or short-term lets. The form tells you this before it asks for a rent, not after.
What an owner needs is people who want the property, and we have them. Over 1,000 people contacted us recently looking to rent or buy a home in Phuket. Every one of those enquiries is someone we can put your house in front of.
What the form asks
It adapts to your answer at the first step, so you only see the questions that apply. That is eight short screens if you are renting out, and up to eleven if you are selling a leasehold and open to renting.
- Sell, rent, or both. "Both" means you want to sell but will rent it out in the meantime.
- Where. Pick the nearest area.
- How it is held, if you are selling: freehold in your own name, registered leasehold, Thai company, or not sure. For a leasehold we ask how many years are left, and "I don't know" is an accepted answer. If you are unsure what your title means for a buyer, read how foreigners actually hold Phuket property.
- The basics: bedrooms, bathrooms, land and built area, year built, pool, furnishing. Estimates are fine.
- Price. A sale price in baht, or a monthly rent plus a minimum term of 12, 24 or 36 months. If you do not have a number, choose "Tell me what it is worth" and we will come back with one.
- Availability, for rentals: the date it is free, and whether anyone is living in it now.
- What stands out: sea view, beachfront, private pool, pet friendly, gated estate and the other things buyers and tenants filter on.
- Photos, up to 15, straight from your phone, plus a short description. These are for the agent who visits. We take our own photographs for the listing.
- Who should we call.
What happens after you send it
Nothing is published from the form. Your answers go to our team, not to the website. An agent calls you, goes through the details, visits the property and photographs it. Only then is the listing created, by a person, and put on the site.
That is also why a rough answer is fine. Anything you estimated or skipped gets settled on the call.
If you are renting out
Most of our catalogue is long-term rentals, and most enquiries are for them. Before you set terms, it is worth reading the lease clauses that matter. Thai law already sets many of the defaults, and a few clauses are worth deciding before a tenant asks.
